Free SA Appraisal

A detailed report on how we would expect your specific property to perform within the current serviced accommodation market based on local comparable properties and our existing units in the area.

Buy to Let

If you are not looking to get into serviced accommodation then we can still be of assistance.

 

We off monthly management of single let properties both tenanted and un-tenanted.

 

Our single let service is charged at a flat rate of 10% per property.

SA Set Up Pack

A hands off service offered to all landlords where we supply and set up all required furniture, soft furnishings and appliances required to make your property into a fully functional SA unit. This includes absolutely everything from kitchenware & bathroom supplies to spare keys and lock boxes being installed.

 

This service also includes for professional photos to be produced and us commencing with the the advert creation and optimisation across all major OTA's and the Sigma Stays direct booking platform.

Students

If you operate your property as student accommodation then we are the right agent for you.

 

We currently manage a range of student let properties throughout Stoke on Trent.

We have a partnership with Keele Uni, Staffordshire Uni and the Stoke Royal Hospital allowing us to market any of our properties to their students directly.

Management

Management of all bookings from both OTA's and direct. Guest communications, ID requests and damage deposit authorisation management.

Management of cleaning teams & schedules. Management of laundry hire including hotel grade laundry providers.

3 monthly property maintenance inspections and management of any required maintenance work. Monthly finance reports detailing booking revenue and expenses associated with the property.

Let Only

If you are happy managing your property but just need a helping hand finding the right tenant then we can help.

 

We offer a let only service whereby we advertise your property, find a tenant, put them through referencing, take a deposit (registered with the DPS) and sign them up with an AST agreement.

 

This service is available for the price of one months rent (£500 minimum).

CLIENT MONEY PTOTECTION

AS A REGISTERED COMPANY UNDER THE UKALA ACCREDITATION WE ARE LEGALLY REQUIRED TO PROVIDE OUR CLIENT MONEY PROTECTION CERTIFICATION AND CLIENT MONEY HANDLING PROCEDURE.

Our Client Money Handling Procedure:

Any client’s money is money that our business holds or has received on behalf of a client, is deposited into a segregated client account via Cash, Cheque, draft or electronic transfer.

This includes

• Tenants Deposits

• Tenants RentInterest

• Arbitration Fees

• Service Charges

• Fee money taken in advance

• Client money held due to be paid by contractors

• Sales proceeds

• Money held by member appointed as receiver

 

All funds are held in a segregated ring-fenced client account that is authorised by the FinancialConduct Authority (FCA).

All funds have the a title which is easily distinguished from other accounts of their business.

We have the written confirmation from the bank that the bank is not entitled to combine the clients’ money account(s) with any other account or to exercise right of set-off or counterclaim against money in that accounting respect of any sum owed to it or any other account of the business.

We have and maintain systems and controls which enable you to monitor and manage clients’ money transactions and any credit risk arising.

We bank all clients’ money at the earliest reasonable opportunity.

We reconcile client accounts together with bank and cash balances at regular intervals in order to demonstrate control over the accuracy and completeness of accounting records.

We ensure there are always sufficient funds in the account to pay all amounts owing to clients.
